Things to Know Before You Book

Cancellation Policy 
Any cancellation made 91 days or more prior to the first day of the rental period shall forfeit the full reservation prepayment. Any cancellation made 90 days or less, but more than 30 days prior to the first day of the rental period shall forfeit the full reservation prepayment and half (1/2) of the full rental amount, including all fees and taxes. Any cancellations made 30 days or less, prior to the first day of the rental period shall forfeit the full reservation prepayment and the full rental amount, including all fees and taxes. Any cancellations must be made in writing and received by Colony Reef Club either by mail or fax by the dates specified above.

Parking
A maximum of two parking permits will be provided for each unit. Additional passes can be purchased at the office for $25 each.

Check-In: 4:00 PM (EST) Check-Out: 10:00 AM (EST)

Payment Options
Payment Options: We accept MasterCard, VISA, money orders,  personal checks, cashier’s checks, and certified checks.  

No Smoking
Smoking is strictly prohibited everywhere on Colony Reef property! Smoking is prohibited in all units, walkways, balconeys and common areas. You will incur additional charges for carpet cleaning and deodorizing if evidence of smoking is found.

No Pets
Colony Reef Club is strictly no pets. Service animals are allowed. Vaccination records and either a doctors note or certification must be sent to the office prior to arrival to receive registration paperwork. All service pets must wear a blue star keychain marked “Service” which is provided by the office upon arrival. Animals are not allowed in the common areas, including the pool deck, courtyard, etc. Information on where to walk your service animal will be provided to you upon check-in. 

Damage Fee
On your rental agreement you will find a non-refundable Damage Waiver Fee listed in the booking charges. This fee is taken is lieu of a non-refundable security deposit. This fee offers you, our guest, as well as the owner the home protection against accidental damages up to $1,000.00. This protection plan is designed to simplify the claim process, if a claim must be made for the owner of the Unit.
The Damage Waiver Fee is designed to cover unintentional damages to the rental unit. The policy will pay a maximum amount up to $1,000.00. Any damages that exceed $1,000.00 will be charged to the guest directly. You are responsible for reporting any accidental damages to the Colony Reef Club Office before the end of your stay.
Coverage under this plan is not provided for certain losses or damages including, but not limited to, the following:
1.Natural disaster
2.Normal wear and tear of the real or personal property
3.Any damages that occur if you are in violation of the rules and regulations
Please read your Rental Agreement for full terms and conditions.  

Supplies & Appliances (minimum):
* An initial supply of bed and bath linens. 
* Kitchenware, utensils, dishes and cookware. 
* Air conditioning and heat. 
* At least one TV. 
* Full kitchen including microwave, oven and dishwasher. 
* Washer and dryer 
Some units have electric grills. Charcoal and gas grills are prohibited on decks, porches and balconies. Please see individual descriptions for amenities of each property. We cannot provide replacements or give refunds for the failure of these items or other small appliances. We will to the best of our ability repair or replace items as needed.

Things to bring:

  • Paper Towels Napkins 
  • Extra Toilet Paper and Garbage Bags
  • Laundry Detergent
  • Staple items (salt, pepper, sugar, etc.)
  • Condiments
  • Beach Towels
  • Beach Chairs and Beach Umbrella 

Housekeeping
The condo will be thoroughly cleaned before each arrival. If you are not satisfied, please call the office immediately. If you are a late arrival, please notify us by the following morning. If you have not called by this time, we will assume that you found everything in acceptable condition. During your stay maid service is available for $125 per full clean.

Linens
All linens are provided by Colony Reef Club. Please do not wash the linens with personal items or use linens for cleaning, washing the car or buffing shoes etc. If the linens are damaged due to any of these instances you will be liable for the damage.

Age Requirements
We do not rent to anyone under the age of 25 (legal photo ID required upon request). Any reservation made under false pretenses will be subject to forfeiture of advance payment, deposit and/or rental money. Violators will be evicted.

Telephones
All long distance, extended service, and internet dial-up calls must be charged to a calling card, collect, or third party. There is no charge for local phone calls.

Maximum Occupancy
The maximum number of guests is based on the individual property’s ability to comfortably and safely accommodate our guests.  No exceptions will be made. 

Keys
Pick up keys at our office and return them upon departure. There is a $50 re-keying charge for lost keys. If you lock yourself out after hours, a locksmith charge will apply.

Advance reservation/rental rates
Reservations are accepted up to one year in advance.

Things to Do Before Check-out:
Please leave your condo in the general condition as it was found. Additional cleaning fees may be charged for excessive wear:

  • Leave all beds unmade or striped of bedding. Please leave all bathtowels, washcloths, and hand towels in the bathtubs/shower. 
  • All dirty dishes put in the dishwasher. Please start the dishwasher before you leave.
  • All food removed from refrigerator.
  • All furnishings placed in original position.
  • All trash in bags and placed in outside trash container.
  • Close windows and lock the doors.
  • Check under beds, in drawers and closets for your personal items. We are not responsible for items left behind.
  • Keys must be returned to rental office at check-out.

Alcoholic Beverages
Alcoholic beverages may be consumed in your condo or on your patio, but not in any public area of Colony Reef Club.
